Coe purchases Hampton Court Apartments for student housing

To accommodate record enrollments and a record number of students in residence, Coe College has purchased the Hampton Court Apartments for conversion to student housing.  The facilities are located at 1261 and 1263 First Avenue NE, directly across from Stuart Hall and next to the Brewed Awakenings coffee shop.

This school year, Coe has 1,312 full-time students, the largest enrollment in its history.  As a residential college, Coe also has a record number of 1,107 students in campus housing, up from last year’s record of 1,071.

“With our residential, liberal arts philosophy and record enrollments, it has become evident that we have a pressing need for more student housing,” said Coe President James Phifer.  “When the opportunity to purchase the Hampton Court Apartments was presented to us, we concluded that it was an attractive option due to its proximity to campus and the new medical district.”

The two buildings contain 39 apartment units, and Coe administrators plan to house approximately 80 students in the facilities.  The college will take possession of the properties this winter and immediately begin renovations that will be completed in August to house students for the start of the 2012-2013 school year.

Eagle Property Management of Cedar Rapids was enlisted to work with current residents to provide a smooth transition to other housing in the area.

“Thanks to the work of Eagle Property Management, the Hampton Court residents have been presented with alternative affordable housing options and many of the residents have accepted those options,” said Jim Houghton of Iowa City, who represented the ownership group.  “We are pleased to work with Coe on this transaction and we believe it presents a wonderful student housing opportunity for the college.”

Van Miller, Craig Byers and Scott Byers of NAI Iowa Realty Commercial represented both parties to the transaction.
